Our Mission

Settlement Housing Fund creates and sustains high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City.  Settlement Housing Fund works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness.

Affordable housing combined with programs creates livable and sustainable communities.

Affordable housing is most viable with a mixed-income population, which provides for economically diverse neighborhoods and financial stability for building operations.

A critical mass of buildings and apartments allows our development activities to make a significant impact on a given neighborhood. 

Buildings that we own must be immaculately maintained and secure.

Rental income must cover the cost of operations in all our buildings, including some funding for community programs.

The Work

Since 1969, Settlement Housing Fund has developed 57 projects with over 8,700 apartments -- rentals, cooperatives, and two-family houses -- that are home to more than 25,000 low- and moderate-income residents, including formerly homeless New Yorkers.  Whenever possible, we incorporate commercial space and community programs for children, young adults and families that provide opportunities for educational success and upward mobility. All our work involves sustainable rental housing and truly affordable home ownership opportunities.  

Through nonprofit affiliates, Settlement Housing Fund currently owns 29 buildings with 1,676 apartments. Our next new affordable housing development broke ground last summer and will be our 18th residential building at New Settlement Apartments in the Mt. Eden section of the Bronx. Last fall we started a major rehabilitation project to upgrade kitchens and bathrooms in 893 units of the original 14 buildings at New Settlement, and to make all the buildings more energy efficient with systems upgrades. The buildings will remain affordable for at least another 60 years and will continue to set aside 30 percent of apartments for formerly homeless families.
