Mission

Settlement Housing Fund exists to create and maintain economically and ethnically diverse affordable housing with community programs and neighborhood amenities throughout New York City.

Our Values

Affordable housing combined with neighborhood programs creates livable communities.

Affordable housing is most viable with a mixed-income population, which provides role models for upward mobility and financial stability for building operations.

A critical mass of buildings and apartments allows our development activities to make a significant impact on a given neighborhood. 

Buildings that we own must be immaculately maintained and secure.

Diversity in our buildings is encouraged through marketing outreach.

Rental income must cover the cost of operations in all our buildings, including some funding for community programs.

The Work

Since 1969, Settlement Housing Fund has developed 57 projects with over 8,700 apartments -- rentals, cooperatives, and two-family houses -- that are home to more than 25,000 low and middle income residents, including formerly homeless people. Whenever possible, we incorporate commercial developments and community programs for children, young adults and families that provide opportunities for educational success and upward mobility. All our work involves sustainable rental housing and truly affordable home ownership opportunities.  

Through affiliates, we currently own 33 buildings with 1,777 apartments. Our newest development, Semiperm, is providing formerly homeless single parent families with supportive housing that prepares them for independent living. The completed buildings in our portfolio are well maintained by management agents and our professional staff, and are economically successful because of careful budgeting.
