Our Mission

Settlement Housing Fund creates and sustains high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City.  Settlement Housing Fund works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness.

We focus on providing housing for households with the lowest incomes or who are experiencing homelessness, as well as moderate income households to sustain economically diverse communities.

A concentration of development investments allows us to make a significant impact in a neighborhood.

Our buildings are well-maintained, safe and positive places for people to live.

The Work

Since 1969, Settlement Housing Fund has developed 64 projects with over 8,700 apartments -- rentals, cooperatives, and two-family houses -- that are home to more than 25,000 low- and moderate-income residents, including formerly homeless New Yorkers.  Whenever possible, we incorporate commercial space and community programs for children, young adults and families that provide opportunities for educational success and upward mobility. All our work involves sustainable rental housing and truly affordable home ownership opportunities.  

Through nonprofit affiliates, Settlement Housing Fund currently owns 31 buildings with 1,809 apartments in the Bronx, Brooklyn and Manhattan. Our  largest concentration of housing and programs is in the Mt. Eden section of the Bronx, where a newly constructed affordable housing development and a recent acquisition brings the total number of buildings we own there to 20. We also recently completed a major rehabilitation project, which upgraded kitchens and bathrooms in 893 units of the original 14 buildings at New Settlement, making the buildings more energy efficient, with systems upgrades that include the largest solar panel installation on a privately owned affordable housing development in New York City. The buildings will remain affordable for at least another 60 years and will continue to set aside 30 percent of apartments for formerly homeless families.

We are currently in pre-development planning for three new buildings in the Bronx and one in Brooklyn. These include a NextGeneration NYCHA project to create 182 units with commercial and program space for workforce development and social services, as well as outdoor recreational spaces at Twin Parks West in the Fordham Heights section of the Bronx.
