Settlement Housing Fund is a leader in tenant selection and affirmative fair housing marketing. Over the past 40 years, we have rented up over 12,000 units both in buildings we develop and own and as the marketing agent for private developers constructing projects with Low Income Housing Tax Credits, Inclusionary Housing, 421-a and other affordable housing programs.

Settlement Housing Fund has also overseen the sales process for affordable homes, and our expertise ensures developers that rent ups will occur expeditiously and in compliance with complex government regulations. Our staff are experts in overseeing lotteries under the auspices of HPD, HDC and HCR marketing guidelines and in compliance matters pertaining to the Low-Income Housing Tax Credit and Inclusionary Housing, among other programs. Our experienced and trained staff assures that the tenant selection process complies with all fair housing laws while following all eligibility criteria, HPD preferences and sound management criteria.

Administering Agent Services

We also provide Administering Agent services for Inclusionary Housing and Marketing Monitor services for 421-a (16). Revenue from fee for service projects support our nonprofit work to develop and sustain affordable housing with programs that strengthen communities throughout New York City. In our capacity as Administering Agent we are able to market and lease units, work with the HPD/HDC to take ownership and manage these properties and offer developers the benefit of knowing that the inclusionary units they have developed will be rented and managed under the strictest adherence to guidelines by our experienced team.
