New Settlement Apartments

Mount Eden

New Settlement Apartments, in the Mount Eden section of the Bronx, opened in 1990 following the renovation and acquisition of 14 abandoned buildings from the City of New York. Settlement Housing has continued to develop in the community through additional acquisitions and new construction to create 1,140 affordable homes for thousands of New Yorkers, including 30% who had been living in shelters. New Settlement has thrived with programs for young people and families that are found throughout our buildings and include the New Settlement Community Center, the College Access Center and the Parent Action Committee.

1561 Walton

1561 Walton Avenue

1561 Walton Avenue is Settlement Housing’s latest affordable housing development at New Settlement Apartments in the southwest Bronx, where we now own 19 residential buildings with 1,140 units, including 30% set aside for families experiencing homelessness. The project created 60 new units of affordable housing, including nine for families leaving shelter, with additional outdoor and community program space.

Wythe Place

1415-17 Wythe Place

With the acquisition of 1415-17 Wythe Place in the Bronx in 2019, Settlement Housing Fund became the first nonprofit to acquire a building utilizing the City’s Down Payment Assistance Fund through the Neighborhood Pillars Program and welcomed this property as the 19th residential building at our New Settlement Apartments.  The property, which preserves 59 units of low- and moderate-income housing for Bronx residents, is one of five buildings in the neighborhood that Settlement Housing has plans to rehabilitate.

Marcy Baer

35 Marcy Place

Our Marcy Baer development in the Mount Eden neighborhood of the Bronx holds 76 apartments, including 23 units for families formerly experiencing homelessness.

Inwood Avenue

In 2014, we acquired ownership of our Inwood Avenue development in the Mount Eden neighborhood of the Bronx. The building holds 27 apartments for low- and moderate-income households.

Twin Parks Terrace

373 East 183rd Street

Our next new development is 182 units of affordable housing at the NYC Housing Authority’s Twin Parks West site in the Fordham Heights section of the Bronx. This development will provide affordable apartments to low- and moderate-income households earning at or below 80% of area median income and has an additional set aside of units for formerly homeless individuals and families.

Former Cluster Housing

Mount Eden & Fordham Heights

Settlement Housing was selected by the City in 2019 and again in 2021 to assume responsibility for eight buildings in the Bronx that were being used as temporary ‘cluster sites’ for homeless families. These properties were neglected and costing the City substantial fees to be used as transitional housing. Through an innovative acquisition plan, the City is making it possible for Settlement Housing to take ownership, rehabilitate and provide intensive resident engagement services to help formerly homeless household obtain leases and stay permanently housed. We will begin rehabilitation of the first round of properties in 2022.
