Fordham Heights, Bronx

Overview

Units: 182

Residents: 70% low-income households, 30% households experiencing homelessness.

Partners: Joy Construction, Danois Architects

In December of 2020, we closed and broke ground on our next new construction project, located at the NYC Housing Authority’s Twin Parks West site in the Fordham Heights section of the Bronx. Our selection for this project by the City was the result of an extensive community engagement process dedicated to understanding resident concerns and addressing them in the final design. Twin Parks Terrace, co-developed with Joy Construction, will be a 16-story rental building located at Webster Avenue and E. 184th Street. The 182 residential units will be permanently affordable to tenants with incomes at 30%, 40%, 50%, 60%, and 80% of the Area Median Income, with 30% set aside for households leaving shelters.

The building will include 11,000 sq. ft. of retail space for the community and provide residents with access to a variety of amenities, including a furnished rooftop, fitness room, library, recreation rooms, laundry facilities, and bike storage areas. Adding to this are kid-friendly spaces: a full-size playground, multiple gardens, and a children’s playroom.
